Property Law
We provide services in the form of advices and drafting of Sale and Purchase Agreement, Lease Agreement and Tenancy Agreement for residential, commercial and industrial properties to ensure both parties to an agreement will have both their benefits and respective interest protected. We will also help our clients to deal with discharge of charge, removal of caveat (if any), land search and also making sure a smooth property transition from one party to the other as swiftly as we can.
Will
We provide services on drafting of wills to best advice our clients to ensure that their desires regarding their properties are legit and being able to be passed on to the desired person and to avoid many of the legal pitfalls or issues that may arise. The preparation of a will is easy but there are many pitfalls thus is better to engage in help of lawyer to draft according to the specification provided in law and also adapt the changes while at the same time protecting the testator’s interest.
We are able to advise for both application of grant of probate and application of letters of administration. Probate and Administration is needed when the beneficiary or children of a deceased want to inherit their property. Probate is the next step if a will is in existence and administration is when no will was signed. We are able to give sound advices to proper advice our client on how to both extract the necessary documents and the follow up on documents such as distribution order all the way till property are passed on to the beneficiaries. If our client would like to follow up with selling the property, we are also able to draft an order for sale for the transaction.
Family Law
We have the following expertise:-
(i) Divorce – We are able to advise our clients in single applications and joint applications on divorce settlement, custody of children(if any) and maintenance. Single application is where only one party in a marriage that wants to petition for a divorce and a joint divorce is where both husband and wife are in agreement for the divorce. We will help our clients to negotiate for an amicable settlement, maintenance which is legit under the law.
(ii) Adoption- We are able to help our client adopt children legally and ensure smooth transition from one party to the other under the Malaysia law. Adopted children will get their interest protected as well.
Debt Recovery
We give advices and services to help our client recover back wholly or partial debts that are legally owed from individuals or company. All these debts can be recovered if all the invoices, agreements and receipts are able to prove that the money owed are true and correct. If they are unable to return the money, we can go forth to enter a judgment, start a bankruptcy proceeding (individual) or Winding-up proceeding (company) to ensure that the debt will slowly but surely be paid.
Accident Claim
We provide services to help our clients claim reasonable maintenance, medical support and death bereavement for the victim or the victim’s family or to help our client avoid from being overly claimed from an accident. We seek to ensure that both parties to an accident can come to an amicable understanding. The law provides many remedies for the victims in time of accidents but most people aren’t aware of it thus engaging a lawyer makes it know to the people in what area are they able to claim.
Breach of Contract
We offer our advices and services for our clients in the event where one party to a contract doesn’t abide with terms inside the contract. We will help look into the contract and help the afflicted party to seek and get remedies that’s best available and provided for them. Breach of contract also involved situation where a party interferes with performance of another party, delay or not doing something they promised and in situation where the deadline is still far away but a breach is already underway. These situations allow the afflicted party to make a claim for remedies or specific performance as provided in the contract. Our clients can rest assured that we will do our utmost best to look out for their best interest.
